Commercial Inspection Checklist

Every occupancy Type has it’s own unique set of characteristics,  the following is a general list of Building Systems looked at during a Commercial Inspection:
  • Grading surrounding the building, drainage
  • Roof Drainage
  • Foundation / Structural Issues
  • Exterior Walls
  • Firewalls, Firestopping, Penetrations through fire separations that are not permitted
  • Integrity of Fire Separations
  • Parapet walls
  • Ceiling spaces used as return air plenums, reporting combustible materials used in a ceiling space that are used as a return air plenum.
  • Test emergency lighting in each unit, check exit signs, check service dates on fire extinguishers
  • Ensure that required exits are not blocked
  • General Visual Inspection only of (HVAC) air handling systems, reporting obvious issues that are visible, reporting date of installation or manufactured date of equipment, if available.
  • Reporting on date of installation of hot water tanks in each unit, or manufacture date, if available.
  • Visual Inspection of roof, from interior and exterior,  looking for obvious leaks within suites reporting on condition of interior walls/ roof decks/ suspended ceilings, visible mold, mildew water staining, leaks
  • Inspect general base building items, report on any noticeable tenant building code infractions
  • Inspect plumbing
  • Asbestos
  • Note and report on anything out of the ordinary within, around or on top of the building. Included with each report are photographs of all deficiencies identified during the Inspection, please note that this is a visual inspection only of items that are accessible the report does not include items that are concealed within floors/ walls/ ceilings/ roof spaces/ or any building item inaccessible during the inspection.
